Flat roof survey in Morden: what you get

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey mastic asphalt, felt flat roofs and EPDM rubber, and people most often book us about ponding water that doesn’t drain away and upstands pulling away from walls.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Morden, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Landlord and commercial surveys in Morden

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Any of our surveys can be booked by landlords, agents and building managers in Morden. To discuss a property or a block, ring 07833 053749 or use the contact form.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Surveys in Morden can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

What a flat roof survey looks like in Morden

The wider area around Morden has a long history of building, with Southside House about 1.9 miles north-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near St Helier station, the flat roof over a let home is worth a look before it becomes a tenant complaint. As a London address, Morden can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. Anyone responsible for a site like Morden Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Clear roof outlets and gutters each autumn
  • Treat rooflights and old sheeting as fragile
  • Ask contractors to protect the roof if they work on it
  • Book a survey every few years

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Questions from Morden

Does a conservation area affect roof work in Morden?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Morden?

Yes, Morden is one of the places we work. The survey and report are the same in Morden as anywhere else.

Will this cover the whole house?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

How long is the visit?

It typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

What affects the price in Morden

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Getting in touch

These details help when you get in touch:

  • The property’s address and postcode
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • When you need the report by

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or email us.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.
