Flat roof survey in Lower Morden: what you get
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed upstands pulling away from walls and cracked or split membrane, we can find out what’s behind it, whatever the roof.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Lower Morden, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations, which need a structural engineer
- Testing older roof sheets for asbestos
- A fixed date for when the roof will need replacing
If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.
What this survey covers
- GRP fibreglass
- Single-ply membranes
- Upstands and outlets
- EPDM rubber
- Felt flat roofs
- Mastic asphalt

What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at a typical home, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Leave a clear route to the loft
- For a flat or shared roof, check access with the freeholder or managing agent
- Gather any invoices or paperwork from past roof work
Booking a survey
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.
Advice
FAQs for Lower Morden
Do you cover Lower Morden?
We do. Every survey there gets the same written report with photos.
Is parking a problem for a survey in Lower Morden?
Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Will you walk on the flat roof?
Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What we look for on each type of roof
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Why act early in Lower Morden
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

What a flat roof survey looks like in Lower Morden
Southside House, about 2 miles north, is one of the historic houses in the wider area around Lower Morden. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
If yours is one of the older homes in the streets near St Martin's, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near St Helier station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Aragon Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
