Flat roof surveys in Cuddington

Flat roof surveys for homes and businesses in Cuddington

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We are often asked to look into splits and cracks in the covering and blistering in felt or asphalt, on EPDM rubber, upstands and outlets and mastic asphalt.

Older buildings in small places like Cuddington may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Flat roof surveys in Cuddington: local notes

Nonsuch Mansion, about 0.2 miles north-east, is one of the historic houses in the wider area around Cuddington. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Cheam station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St Dunstan, the joins between later flat roofs and the old walls are where problems usually start. If you look after a shop, office or commercial unit, for instance near The Ashley Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Why act early in Cuddington

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. For older village homes like those around Cuddington, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • PI and public liability insurance
  • Photographs and a written report every time
  • Thermal imaging and drone inspection where they help
  • Independent findings on the roof’s condition

See our cost guide or what we found on two real jobs.

What affects the price in Cuddington

We confirm the exact price before booking. This is what makes a difference:

  • Which survey package you book
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • What made you get in touch
  • Access details, like a loft hatch or a shared roof
  • The address and postcode of the property
  • Dates you are working to, such as exchange

Once you know what you need, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Hidden layers beneath the covering
  • A promise that the roof won’t leak in future
  • Fragile surfaces, which we do not walk on

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Mastic asphalt
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Cuddington often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
  • Move anything stored under the loft hatch

Arrange a survey

Most bookings start with a short call: call 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Have the roof looked at again after a severe storm
  • File the paperwork for the roof and any repairs
  • Ask whoever fits equipment on the roof to make good the covering
  • Ask contractors to protect the roof if they work on it

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Questions from Cuddington

Is my home in Cuddington listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Cuddington within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows by email.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.
