Flat roof surveys in Reigate

Flat roof survey in Reigate: what you get

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about outlets choked with leaves and silt and splits, cracks and crazing, a survey will tell you what’s going on, on mastic asphalt, EPDM rubber and GRP fibreglass alike.

In a town like Reigate, flat roofs are common on rear extensions, garages, porches and dormers. Older ones are frequently felt, which frequently lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. Ponding water, splits along the edges and lifting upstands are the usual warning signs. Water that sits for days after rain is often the first sign a flat roof needs attention.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Reigate

Is there anything to prepare before you come to Reigate?

Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Parking and access details for Reigate help us plan the visit.

Does a conservation area affect roof work in Reigate?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Reigate in your area?

Yes. Our area covers London and South East England, Reigate included.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Can you test old roof sheets for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Roof by roof

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Common roof problems in Reigate

Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Look out for signs like these:

  • Ponding water that doesn’t drain away
  • Failed upstands where the roof meets a wall
  • Splits and cracks in the covering
  • Signs of deflection in the roof deck

If you own a rental within reach of Reigate station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before booking

  • Are they insured for the work?
  • Whether VAT is in the quoted price
  • What follow-up you get after the report
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Surveys for landlords and agents in Reigate

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Local flat roofs in Reigate

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For businesses in and around places like The Belfry, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you live in an older home near Church of St Mary Magdalene, the joins between later flat roofs and the old walls are where problems normally start.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we need to know

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from ground level or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage

You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. A typical visit in Reigate begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there’s safe access.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices
