Flat roof survey in Sidlow
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’ve noticed a sagging deck under the covering and water getting in at rooflights, a survey will tell you what’s going on.
Somewhere as small as Sidlow, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What this survey can’t tell you
In fairness, a roof survey has limits:
- Whether old sheeting or boards contain asbestos
- A promise that the roof won’t leak in future
- Hidden layers beneath the covering
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.
What we check
- GRP fibreglass
- Single-ply membranes
- Upstands and outlets
- Felt flat roofs
- EPDM rubber
- Mastic asphalt
How it works
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at a typical home, with bigger or more complicated roofs taking longer. In a small place like Sidlow, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- Buyers: confirm access with the estate agent or seller

Questions from Sidlow
How do I find out if my home in Sidlow is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover Sidlow?
We do. Every survey there gets the same written report with photos.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you cover flat roofs on blocks of flats?
Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, and larger roofs are quoted for their size.
How long is the visit?
Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing when booking.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Flat roofs in Sidlow
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
Landlords with a home close to Salfords station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark like Emmanuel Church, the flat roofs on later extensions tend to wear out long before the main roof. Shop and office owners around The Belfry may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.

DIY checks: what’s safe
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What a survey costs
We confirm the price for your survey before you book. This is what makes a difference:
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
Booking your survey
If you can, have these to hand when you contact us:
- When you need the report by
- What made you get in touch
- The property’s address and postcode
- The type of building and roof, like pitched or flat
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.
Surveys for landlords and agents in Sidlow
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Before and after the survey
Here are a few things we’d tell any owner:
- File the paperwork for the roof and any repairs
- Note any new marks on ceilings beneath the roof
- Limit foot traffic on the covering
- Keep outlets clear of leaves and moss
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
