Flat roof surveys in Irons Bottom

Flat roof survey in Irons Bottom

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you are worried about failed upstands where the roof meets a wall and outlets that hold water back, a survey will tell you what’s going on.

In a village or hamlet like Irons Bottom, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Surveys for landlords and agents in Irons Bottom

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it as you book and we will plan the visit with that in mind.

What affects the price in Irons Bottom

Prices always include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

What to tell us when you get in touch

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Where water is showing inside, if it is
  • When you need the report by

Getting a price is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

What we cannot see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a small place like Irons Bottom, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building

How to book

Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Advice

Flat and commercial roofs around Irons Bottom

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you own a rental within reach of Salfords station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Burys Court School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Emmanuel Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Irons Bottom questions

Do you cover smaller places like Irons Bottom?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Irons Bottom?

Yes, Irons Bottom is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

How much does a flat roof survey cost in Irons Bottom?

Flat roof survey starts from £150, including VAT. You will know the price for the job before booking. For a price, call 07833 053749 or use the contact form.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

How do you inspect a flat roof?

It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Plan a survey before the covering reaches the end of its usual life
  • Check ceilings under the roof for damp patches
  • Check the outlets after the leaves fall
  • Treat rooflights and old sheeting as fragile

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys typically lasts longer.
