Roof surveys in Irons Bottom

How a roof survey works in Irons Bottom

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey flat roofs, clay and concrete tiles and ridges, hips and valleys, and people most frequently book us about slates or tiles that have slipped or broken and lifted, split or missing lead flashings.

Older buildings in small places like Irons Bottom may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Chimney stacks

We check the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Leave it or get it looked at?

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for your roof before booking.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Irons Bottom. To discuss a property or a block, call 07833 053749 or email us.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • A full building survey of the property

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles

The survey, step by step

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Irons Bottom needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Let us know where we can park nearby
  • For a flat or shared roof, check access with the building owner or managing agent

Irons Bottom questions

I let a flat near Salfords station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is Irons Bottom within the area you cover?

Yes, Irons Bottom is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.

How we price roof surveys

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Booking your survey

You do not need to know any roofing terms. It is enough to let us know:

  • When you need the report by
  • Anything about access we should know
  • What made you get in touch
  • Any marks or damp showing indoors

You can call us seven days a week. To book or ask a question, phone 07833 053749 or drop us an email.

Local roofs in Irons Bottom

Irons Bottom is inside, or right on the edge of, the flight restriction zone around Redhill Aerodrome. If your survey includes the drone, permission from the aerodrome is needed first, and the flight only goes ahead if it’s given. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For an older house near a landmark such as Emmanuel Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Earlswood Common, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take a building like Burys Court School: a written record of a large roof helps plan work for the holidays rather than in term time.
