Roof surveys across RH2: what to expect
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We’re often asked to look into worn lead at chimneys and abutments and valley linings that have cracked or split, on flat roofs, natural slate and ridges, hips and valleys.
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours at a typical home, and longer for a large or complex roof.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
What you will pay
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Roof surveys across RH2: local notes
From Redhill, Reigate and Earlswood to its smaller places, buildings across RH2 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in RH2 are where it normally shows.
Reigate: For an older house near a landmark such as Church of St Mary Magdalene, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Reigate Priory Community Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Landlords, agents and block managers in RH2
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.
Roof by roof
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Why roofs fail
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Here are some of the things we see often:
- Gaps in the roof where coverings have gone
- Blocked, sagging or leaking gutters
- Cracked or blistered flat roof coverings
- Debris building up in roof valleys
Why act early?
A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.
What to check before booking
- Their insurance cover
- Is there a chance to talk the report through?
- Whether you get a written report with photos
- Whether the inside of the roof is included
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Take photos of any leaks as they happen
- Ask about a flat roof on an extension or garage too
- Clear the loft hatch area before we arrive
- File the report with your home documents
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Your questions about roof surveys in RH2
How much does a roof survey cost in RH2?
Prices start from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or drop us an email.
Do you cover RH2 for roof surveys?
Yes. Our area covers London and South East England, and that includes RH2.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Can you inspect a terraced or semi-detached roof?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
