About our roof survey in Sidlow
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you are worried about blocked, sagging or leaking gutters and cracked mortar along the ridge, we can find out what’s behind it, on natural slate, clay and concrete tiles and ridges, hips and valleys alike.
Older buildings in small places like Sidlow may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Common questions in Sidlow
How do I find out if my home in Sidlow is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Sidlow within the area you cover?
Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
How we price roof surveys
Several things affect the price of a survey:
- The number of roofs, including extensions and garages
- Basic, Standard or Premium
- Any need for thermal images or a drone flight
- The height of the building and how the roof can safely be seen
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
Helping us price your survey
We’ll normally ask about:
- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, such as an exchange date
Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
What we look for on each type of roof
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
What we’re asked to look at in Sidlow
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
It’s worth booking a survey if you’ve seen:
- Loose chimney pots
- Cracked mortar along the ridge
- Worn or blocked valleys
- Torn or sagging underlay
Living close to Earlswood Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Their report turnaround times
- Whether you can ask questions once you have the report
- Will the report include photos?
Roof surveys around Sidlow
Sidlow is inside, or right on the edge of, the flight restriction zone around Redhill Aerodrome. Where the drone is part of the survey, permission from the aerodrome is needed first, and the flight only goes ahead if it’s given. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Shop and office owners around The Belfry may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as Dovers Green School, large buildings have long gutter runs and big roofs that need checking like any other.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. In a hamlet or village like Sidlow, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
