Flat roof surveys in Buckland: local notes
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For businesses in and around places such as The Belfry, outlets and upstands on commercial flat roofs are the places to check before trouble starts. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. For landlords with property near Betchworth station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Flat roof survey in Buckland
We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We are often asked to look into damaged trims at the roof edge and failed seals around rooflight kerbs, across single-ply membranes, EPDM rubber and GRP fibreglass.
In a small place like Buckland, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What affects the price in Buckland
The price reflects the time and kit the roof needs. The main factors are:
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
- Roof area
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Anything about access we should know
- The property’s address and postcode
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Surveys for landlords and agents in Buckland
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
FAQs for Buckland
Do you cover Buckland?
Yes. We survey roofs across London and the South East, and Buckland is part of that. You can phone 07833 053749 or email us with the address and some details, and we will talk through which survey suits.
Is my home in Buckland listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. A commercial roof typically takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.
Do you go up onto the roof?
Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
What’s the best way to book?
To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.
Why it’s worth a survey now in Buckland
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. Older cottages and farmhouses around Buckland can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before you book.

Roof by roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
The survey, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Buckland frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Jot down any questions you want answered
- Make sure we can get to the back of the property
- Find any records of previous roof work
Book a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

What a flat roof survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise that the roof won’t leak in future
- The condition of the deck or insulation hidden under the covering
- Fragile surfaces, which we do not walk on
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and doesn’t.
