Chimney survey in Buckland: what you get

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. Typical surveys look at damp patches on chimney breasts and flashings pulling away from the stack, on chimney breasts, brick chimney stacks and chimney pots and cowls.

In a small place like Buckland, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a report with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

For landlords and managing agents

Landlords and agents in Buckland book surveys as well as householders. A written report with photos gives you a clear record of the chimney stack.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

How the survey changes by roof type

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Flaunching

We frequently find flaunching that has cracked or broken away. It’s typically a modest repair when it is caught early.

Buckland questions

How do I find out if my home in Buckland is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Betchworth station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Does the weather affect the survey?

Light rain does not normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What we’re asked to look at in Buckland

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

We are often asked to look at:

  • Frost-damaged brickwork on the stack
  • A stack that appears to lean
  • Mortar washing out of the joints
  • Loose, cracked or missing pots

For businesses in and around places such as The Belfry, a dated report on the roof is useful for planning and for any lease discussions.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What insurance they carry
  • Whether any drone flown is registered with the CAA
  • Is VAT included in the price?

What a roof survey includes

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Buckland, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Let us know where we can park nearby
  • Make sure pets are kept safely away
  • Make sure we can get to the back of the property

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep the report to compare against at the next survey
  • Find out whether changes to a stack need permission
  • Have brackets on the chimney checked
  • Have the flue swept and checked if you use the fire

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Chimney surveys in Buckland: local notes

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Reigate College: large buildings have long gutter runs and big roofs that need checking like any other.

Buckland is about 2 miles west of Reigate, in Surrey. Houses, flats, blocks and commercial buildings in Buckland can all book chimney surveys, with a written report and photographs every time. Our area takes in places right across Surrey, from the larger towns to small villages. Our Crawley page covers surveys nearby.
