How a chimney survey works in Mogador

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Typical surveys look at worn or missing pointing and signs that a stack is leaning, across chimney breasts, chimney pots and cowls and shared and party-wall stacks.

Some older homes in villages like Mogador are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Prices for chimney surveys in Mogador

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

If you can, have these to hand when you get in touch:

  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is
  • Dates you’re working to, such as exchange

To book a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, a little longer where there are several stacks. Somewhere like Mogador needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photographs and our recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Tell us where we can park nearby
  • Buyers: confirm access with the estate agent or seller

Tips from our surveys

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • File photos of the stacks with your home records
  • Book a sweep for flues that are in use
  • Check that disused chimneys can still breathe
  • Check your stacks from ground level after strong winds

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Common questions in Mogador

How do I find out if my home in Mogador is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Reigate station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Is Mogador in your area?

Yes. We survey roofs across London and South East England, Mogador included.

How long is the visit?

It typically takes about one to two hours for most homes, a little longer where there are several stacks. We’ll confirm the timing as you book.

What happens if roof problems are left?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. Older cottages and farmhouses around Mogador can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Local roofs in Mogador

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Reigate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If your house is among the older ones in the streets near Church of Jesus Christ and the Wisdom of God, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common roof problems in Mogador

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

People usually book a survey when they’ve noticed something like this:

  • Loose, cracked or missing pots
  • Lifted or split lead flashings
  • Redundant stacks capped without ventilation
  • Mortar washing out of the joints

If you run a business near The Belfry, a dated report on the roof is useful for planning and for any lease discussions.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is VAT included in the price?
  • Is there a chance to talk the report through?
  • What’s outside the scope of the survey

What a roof survey includes

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
