Mogador: your questions answered

Do you cover Mogador?

Yes, Mogador is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or drop us an email with the address and some details.

Will you come out to Mogador?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can I challenge a declined storm claim?

Raise it with your insurer first. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will you go up on the roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

About our storm damage roof report in Mogador

Wear and tear is typically excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. We’re often asked to look into stains appearing after strong winds and loose or broken chimney pots and cowls, on ridges and hips, slate and tile slopes and gutters and fascias.

Many homes in small places like Mogador face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What a storm damage roof report looks like in Mogador

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you own a rental within reach of Reigate station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Kingswood Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. Trees in and around Betchworth Quarry and Lime Kilns shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Mogador is about 2 miles north-west of Reigate, in Surrey. Mogador gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Surrey, from the larger towns to small villages. Our Crawley page covers surveys nearby.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Why act early in Mogador

With an independent report, you have something specific to show your insurer. It sets out what we found and the likely cause, alongside any photos you took yourself. In a small place like Mogador, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes an hour or two for most homes, depending on how much of the roof was hit. Cottages and farmhouses around Mogador frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared

Roof by roof

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. Damage is photographed and described.

Slate roofs

After strong winds, we frequently see cracked and slipped slates. We photograph and describe each one.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Hold on to fallen pieces of the roof where you can
  • Check your policy for how to report damage
  • Photograph damage inside the house too
  • Keep receipts for any emergency work

After the visit, we write up the report with photographs of each area of damage. It covers the damage, its likely cause and any older defects. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check the roof from ground level after strong winds. With binoculars, you can often spot problems without climbing. Do not go up a ladder to look.
