About our new roof snagging in Mogador

Our snagging inspections cover Mogador and the rest of London and the South East. A visit normally takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. We inspect as far as it is safe to see including by drone where applicable. You then get a written report with photos. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed broken coverings left on a new roof and ridge and hip tiles not properly fixed, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Mogador may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why act early in Mogador

Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. In a small place like Mogador, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Questions from Mogador

Does a conservation area affect roof work in Mogador?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Mogador in the area you cover?

Yes, Mogador is one of the places we work. The survey and report are the same in Mogador as anywhere else, and visits run on weekdays and weekends.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Which parts of the roof does snagging cover?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe, and we note any mess or damage left after the work.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Somewhere like Mogador needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before we arrive

  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in
  • Let us know where we can park nearby

New roof snagging around Mogador

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to Church of Jesus Christ and the Wisdom of God: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Raise snags in writing with your roofer
  • Check ceilings and the loft after heavy rain
  • Tell your roofer the work will be inspected
  • Check the roof before you pay in full

Once the work is finished, check the ceilings and loft after the next downpour. Raise any new signs of water with your roofer promptly.

Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it’s right.

Landlords, agents and block managers in Mogador

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on any day of the week, which helps when tenants work during the week.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

When to book a survey in Mogador

Debris left behind is common after roof work. Broken tiles, offcuts and nails can block gutters and on extension roofs.

Problems we come across often include:

  • Vents that weren’t fitted or are covered
  • Verge tiles or slates not secured
  • Broken coverings left on a new roof
  • Debris left in gutters or valleys

If you own a rental within reach of Reigate station, a written report helps before buying a rental or paying for a new roof on one.
