Independent new roof snagging in Buckland

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Watch for drips in the roof space with care
  • Put any issues to your roofer in writing
  • Keep the contract and invoices together
  • Diary the defects period end date

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person one.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

How new roof snagging works in Buckland

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. We survey loft conversions and dormers, new flat roofs and ridges and verges, and the problems we are asked to look at most are cracked mortar at the ridge or hips and gaps at new flashings.

For a small place like Buckland, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Buckland can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

How to prepare

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • If you’re buying, check with the agent that we can get in

Buckland homes and their roofs

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. For a purchase or a newly finished roof, the materials decide which details matter most. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Betchworth station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Do you need new roof snagging in Buckland?

Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.

Things that often lead to a survey include:

  • Ridge and hip tiles not properly fixed
  • Gaps at new flashings
  • Broken coverings left on a new roof
  • Untidy or loose verge details

For an older house near a landmark like Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to expect from a roof survey

What happens if roof problems are left?

Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. New roof snagging starts from £150, including VAT.

Why book with us

  • Independent findings on the roof’s condition
  • Thermal imaging and drones used where they help
  • Packages from £150, with VAT included
  • Surveys seven days a week

Your questions about new roof snagging in Buckland

How do I find out if my home in Buckland is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you carry out roof surveys in Buckland?

Yes, Buckland is one of the places we work. Every survey there gets the same written report with photos.

What does a new roof inspection include?

All the parts of the roof we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is looked at where there is safe access and check for damage left by the job.

How do I book a survey in Buckland?

Simply call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.

What insurance do you have?

We hold professional indemnity and public liability insurance.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we can’t see

It is a careful look at the new roof, not the whole story. Its limits include:

  • Estimates of what fixes will cost
  • Deciding who is at fault in a disagreement
  • Nails and clips under the slates or tiles

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before you book. What our survey covers.
