Landlord roof surveys in Buckland

Buckland: your questions answered

Will you come out to Buckland?

Yes. Buckland is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you survey roofs for landlords with property near Betchworth station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long will you be at the property?

It typically takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. We will confirm the timing when booking.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

About our landlord roof survey in Buckland

We survey let and shared roofs in Buckland and across London and the South East. A visit usually takes an hour or two for a single let house, with blocks of flats taking longer. We inspect from ground level, vantage points, the loft space and the roof where it’s safe including by drone where applicable. A written report with photos follows. Typical surveys look at splits and blisters in flat roof coverings and leaking joints at party walls, across gutters and downpipes, converted houses and flat roofs on blocks.

In a small place like Buckland, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Roofs, chimneys and gutters in Buckland

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for instance near The Belfry, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Reigate College will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What affects the cost of landlord roof surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • The type of building, from a house to a block or an office

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

Booking your survey

If you can, have these to hand when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Any deadline, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

What happens if roof problems are left?

Defects caught early can frequently be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Where a roof is exposed, as many are in small places like Buckland, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Roof by roof

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

What a landlord roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Legal advice on leases or service charges
  • Confirming asbestos in older roof materials
  • Parts of the roof we can’t safely see or access

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

How it works

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes about 1–2 hours at a typical home, and more on a big or complicated roof. In a hamlet or village like Buckland, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Jot down any questions you want answered
  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it’s shared

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
