Need a pre-purchase roof survey in Buckland?

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. We visit on any day of the week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Older cottages and farmhouses around Buckland can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Pre-purchase roof survey in Buckland: what you get

We survey roofs for buyers in Buckland and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, phone 07833 053749 or email us. We survey the roof space, chimney stacks and flat-roofed extensions and dormers, and the problems we are asked to look at most are slipped or missing slates and tiles and patch repairs that may hide an ongoing problem.

Being in a small place like Buckland makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.

Your questions about pre-purchase roof surveys in Buckland

Do you carry out roof surveys in Buckland?

Yes. We survey roofs across London and South East England, and Buckland is part of that. You can call 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Is Buckland within the area you cover?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.

Is a roof survey worth having alongside a home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

What’s the best way to book?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Local roofs and buyers in Buckland

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Betchworth station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Surveys for landlords and agents in Buckland

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Honest limits

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

What we look at

  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Natural slate

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours at most homes, and longer for a large or complex roof. Around Buckland, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Check the loft hatch can be reached
  • Have any questions written down, so nothing gets missed
  • Let us know about parking before the day
