Independent pre-purchase roof surveys in Brockham

Roof by roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’.

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Pre-purchase roof survey in Brockham

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. Typical surveys look at blistered or split felt on a flat roof and lead that has worked loose at a wall or chimney, across natural slate, flat-roofed extensions and dormers and clay and concrete tiles.

Somewhere as small as Brockham, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Brockham: your questions answered

Is Brockham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Brockham listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How long will you be at the property?

It normally takes about 1–2 hours for a house, or half a day or so for a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Why get it checked now?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. In a place like Brockham, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Brockham homes and their roofs

About 4.2 miles west lies Polesden Lacey, a reminder of how long the area around Brockham has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Christ Church: the roof may have had decades of patch repairs, and the survey shows where they are.

What a pre-purchase roof survey does not cover

It is useful to know what a survey won’t do before booking:

  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

Do you need a pre-purchase roof survey in Brockham?

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from the ground.

A survey can pick up problems such as:

  • Blocked or leaking gutters
  • Ponding, blisters or splits on a flat roof
  • Sagging ridge lines or uneven roof slopes
  • Quick fixes on flashings and valleys

If you own a rental within reach of Betchworth station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before booking any roof surveyor

  • Which limits apply to the survey
  • What follow-up you get after the report
  • Their drone registration, if they fly one
  • Is VAT included in the price?

What a good roof survey covers

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. Most surveys take an hour or two for most houses, and about three to four hours for a commercial roof. Cottages and farmhouses around Brockham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
