How the survey changes by roof type

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Chimney surveys for homes and businesses in Brockham

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed damaged chimney pots and cowls and damp patches on chimney breasts, we can find out what’s behind it.

Older buildings in small places like Brockham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Around Brockham, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a written report with photographs and our recommendations.

How to prepare

  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch

How we price chimney surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Roof area
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Ask about consent before removing a chimney on an older property
  • Book a sweep for flues that are in use
  • Glance at the stacks from the street now and then
  • Note any damp on chimney breasts and when it appears

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Local roofs in Brockham

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 4.2 miles west lies Polesden Lacey, a reminder of how long the area around Brockham has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Living close to Brockham Limeworks is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If yours is one of the older homes in the streets near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like North Downs Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Brockham: your questions answered

Does a conservation area affect roof work in Brockham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Betchworth station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need.

Is it a problem to have an unused chimney?

There’s no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photographs.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when booking and we’ll explain what’s needed.
