Roof leak investigation in Brockham

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you’re worried about stains around a skylight and condensation that looks like a leak, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Brockham, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What affects the cost of roof leak investigations

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Booking your survey

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • Any deadline, like an exchange date
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat

To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Leave roof access to professionals
  • Mention earlier attempts to fix the leak
  • Keep a photo record of the damp patch
  • Have an electrician check any wet fittings

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that isn’t clear.

Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

Leaks and storm damage in Brockham

About 4.2 miles west lies Polesden Lacey, a reminder of how long the area around Brockham has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts.

If your house is among the older ones in the streets near Christ Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For landlords with property near Betchworth station, a clear finding on where water gets in helps you brief a roofer right away. Homes near green spaces like Brockham Limeworks can get more leaves in their gutters in autumn.

Your questions about roof leak investigations in Brockham

Is my home in Brockham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Brockham?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

What’s in the report?

A report with photos, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two for most homes, though a hard-to-trace leak can take longer. Somewhere like Brockham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • Let us know about parking near the property

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Why get it checked now?

A leak that returns after a repair usually means the real source wasn’t found. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. Outbuildings and barns around Brockham are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
