What a roof leak investigation does not cover

To be straight with you, a roof survey has limits:

  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

How a roof leak investigation works in Betchworth

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it’s needed. Common reasons to book are water dripping from rafters or underlay and water marks that spread in wet weather, on chimney stacks, lead flashings and the roof space.

Many homes in small places like Betchworth face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Betchworth

Will you come out to Betchworth?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Betchworth listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Why is not the leak directly above the stain?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll explain what’s needed.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Tips that help

Small things make a difference. Our tips:

  • Photograph the stain each time it appears
  • Protect furniture and flooring under the leak
  • Clear the loft hatch so we can get in
  • Record whether it leaks in every downpour or only some

Keep the report after the work is done. If the leak returns, it is a useful record of what was found.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

Leaks and storm damage in Betchworth

Historic houses such as Polesden Lacey, about 4.7 miles west, show how far back building in the area around Betchworth goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. The covering and its details give the first clues when tracing where water is coming from.

If you own a rental within reach of Betchworth station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Homes near green spaces such as Brockham Limeworks can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Roof by roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When to book a survey in Betchworth

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Look out for signs like these:

  • Condensation that looks like a leak
  • Leaks at a dormer or roof window
  • Damp patches next to the stack
  • Staining where a gutter or parapet meets the wall

If you live in an older home near Church of St Michael, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

What a roof survey includes

How the survey works

Once we’ve finished looking, we write up our findings as a report with photos, sent to you by email. On timing, most surveys take between one and two hours at most homes, and more on a big or complicated roof. In a small place like Betchworth, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street
  • Keep pets in another room
