FAQs for Betchworth

Is Betchworth in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Betchworth is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Will the camera show exactly where the water is?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. That is why we check any patterns with moisture readings.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

Thermal roof survey in Betchworth

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. If you’re worried about water that travels before it shows and water getting in at parapets and stacks, a survey will tell you what’s going on, on flat roofs, insulated roof spaces and commercial roofs alike.

In a small place like Betchworth, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How we price thermal roof surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is

To book a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Betchworth can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Check we can get to the back of the property
  • Move anything stored under the loft hatch
  • Check pets are kept safely away

Advice

When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • Insulation values or heat loss calculations
  • Proving moisture from the images alone
  • Readings unaffected by sun, shade or reflections

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces

How the survey changes by roof type

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.

Signs you need a thermal roof survey in Betchworth

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Things that often lead to a survey include:

  • Stains that keep coming back
  • Missing or slipped insulation
  • Moisture around outlets and upstands
  • Heat escaping through the roof

Take a building like North Downs Primary School: a drone or thermal camera can show a large roof in a single visit.

Questions to ask before you book

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How long the report takes to arrive
  • Will they check the loft as well as the outside?
  • Their track record with similar roofs

What a roof survey includes

What a thermal roof survey looks like in Betchworth

The wider area around Betchworth has a long history of building, with Polesden Lacey about 4.7 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.

Take an older house close to Church of St Michael: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Don’t switch the heating off ahead of the visit
  • Check from the ground or a window, never by climbing
  • Photograph damp patches with the date
  • Talk to us about the weather when booking

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.
