Thermal roof survey in Bunce Common
A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey flat roofs, loft conversions and pitched roof slopes, and common reasons people get in touch are ceilings that feel colder in places and areas losing heat at the eaves and junctions.
Villages like Bunce Common often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take an hour or two at a typical home, though large, tall or awkward roofs take more time. For a village or hamlet like Bunce Common, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Keep pets inside or away from the areas we’re looking at
- Mention any parking restrictions on your street

Bunce Common questions
Do you cover Bunce Common?
We do. The survey and report are the same in Bunce Common as anywhere else.
Is Bunce Common within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you use a thermal camera on a sloping roof?
It can be useful, though pitched roofs are usually harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
What a thermal roof survey looks like in Bunce Common
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
In and around Bunce Common, as anywhere, a roof is easiest to deal with when its problems are found early. If your house is among the older ones in the streets near Church of St Bartholomew, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An energy rating for the building
- A structural engineer’s assessment
- Proving moisture from the images alone
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

- Insulated roof spaces
- Loft conversions
- Commercial roofs
- Pitched roof slopes
- Ceilings below the roof
- Flat roofs
Before and after the survey
Small things make a difference. Our tips:
- Tell us where and when you’ve seen damp or stains
- Leave the roof to people with safe access
- File the images with your roof records
- Ask us about the forecast if rain is expected
If the images suggest moisture that can’t be confirmed, we’ll say what would help next, for instance electronic leak detection or a roofer opening up a small section.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
