Independent thermal roof surveys in Leigh

How a thermal roof survey works in Leigh

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. Common reasons to book are water getting in at parapets and stacks and wet areas near outlets and upstands, on pitched roof slopes, loft conversions and flat roofs.

Some older homes in villages like Leigh are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Leigh

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

Typical things we’re asked to look at include:

  • Areas of a flat roof that may hold water
  • Gaps in loft insulation
  • Damp where roofs meet walls and chimneys
  • Moisture around outlets and upstands

If you look after a building such as Burys Court School, thermal images can show where wet insulation sits under a big flat roof.

Before booking anyone

  • What follow-up you get after the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long the report takes to arrive
  • Whether you get a written report with photos

What a roof survey includes

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Leigh, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • Make sure the loft hatch can be reached
  • Keep pets out of the way during the survey
  • Tell us about parking before the day

Drones, thermal imaging and Leigh roofs

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Leigh is about 2 miles from the edge of the flight restriction zone around Redhill Aerodrome. Where the drone is part of the survey, we check the exact boundary for the address before flying.

Take an older house close to Church of St Bartholomew: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Leigh is about 3 miles south-west of Reigate, in Surrey. Bookings from Leigh are handled just like any other: a call or an email, a price, then a date. Across Surrey, we cover Leigh and the places around it. Crawley is in our area too.

Thermal roof surveys in RH2 work the same way as everywhere else we cover. We offer thermal roof surveys to properties on Church Road, Smalls Hill Road and The Glebe and the roads around them. Neighbouring places we cover for thermal roof surveys include Dawesgreen (1 mile north-west), Bunce Common (1 mile west), Irons Bottom (2 miles east), Strood Green (2 miles north-west) and Sidlow (2 miles east). Within a short drive, we also cover Guildford (14 miles west), Epsom (9 miles north), Horley (4 miles south-east), Redhill (4 miles north-east), Ewell (10 miles north) and Reigate (3 miles north-east).

Local landmarks in Leigh

Locally, jobs take us to homes and businesses close to The Seven Stars Public House. The nearest railway station is Betchworth station, about 2.9 miles north. Well-known places in the area include Reigate Priory Museum (2.7 miles north-east) and East Surrey Hospital (3.7 miles east). Green spaces nearby include Reigate Heath and Colley Hill.

Why act early in Leigh

Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. Outbuildings and barns around Leigh are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What this survey can’t tell you

It’s a careful look at the roof, not the whole story. The main limits are:

  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough
  • Insulation values or heat loss calculations

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

FAQs for Leigh

Are there drone restrictions around Leigh?

Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Redhill Aerodrome comes within about 2 miles of Leigh. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

Is my home in Leigh listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or email us.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

Can a thermal survey trace a roof leak?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

How the survey changes by roof type

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. A careful visual inspection goes alongside the images.

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Heat the home normally on the days before
  • Keep outlets and gutters clear to stop water sitting
  • Ask us about the forecast if rain is expected
  • Check from ground level or a window, never by climbing

Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
