Gutter survey in Leigh
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed sagging gutters and loose brackets and blocked outlets and hoppers, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely. The survey typically takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like Leigh can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Before the survey
- Let us know about parking near the property
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it’s shared

Advice
Why it’s worth a survey now in Leigh
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Outbuildings and barns around Leigh are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Surveys for landlords and agents in Leigh
If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

How the survey changes by roof type
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.
Leigh: your questions answered
Is Leigh within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you survey roofs for landlords with property near Betchworth station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.
Do you survey underground drains?
No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Will the survey check for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll plan the survey around it.
Leigh homes and their roofs
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Take a building like Burys Court School: a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Betchworth station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Church of St Bartholomew, old fixings, lead flashings and tall chimneys are typical of older roofs.
