Gutter surveys in South Park

Gutter survey in South Park

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at brackets that have dropped or snapped and water spilling over the gutter edge, across downpipes, fascias and soffits and eaves gutters.

Trees around homes in smaller places like South Park drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Do you cover smaller places like South Park?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What do I do with the report?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How the survey changes by roof type

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Why act early in South Park

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Blocked gutters on homes around South Park overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Local roofs in South Park

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near St Luke's, its chimney, valleys and lead work are likely to be the parts that need attention first. If you live near a park such as Castle Grounds, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you run a business near The Belfry, a roof report helps plan work around trading rather than after a leak.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Parts of gutters that can’t be seen safely
  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before you book. What our survey covers.

What we look at

  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • The roof’s overall size

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Getting in touch

To price your survey accurately, we will ask about:

  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • Your postcode, so we can check access and travel

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like South Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work

Tips from our surveys

From years of surveys, a few habits stand out:

  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too
  • Check the loft with care after heavy rain
  • Check for spilling water in a downpour

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
