How a landlord roof survey works in South Park

We survey let and shared roofs in South Park and across London and South East England. A visit usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can be seen safely, and by drone where it’s applicable. A written report with photos follows. If you’re worried about cracked or lifting flashings and parapets and upstands in poor repair, we can find out what’s behind it.

In a smaller place like South Park, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Roof areas we weren’t given access to
  • A full structural assessment of the building
  • A full building survey of every part of the property

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What we look at

  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. In an older home around South Park, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What you get with us

  • Thermal imaging and drone inspection where they help
  • We hold a CAA Flyer ID and Operator ID
  • Covered by professional indemnity and public liability insurance
  • 20+ years’ experience

Landlord roof surveys in South Park: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Reigate station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Sandcross Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

South Park is about 1 mile south of Reigate, in Surrey. Surveys in South Park work the same way as everywhere we cover: a careful inspection, photographs and a written report. South Park is one of the places in Surrey we cover for landlord roof surveys. There’s also a page for Crawley.

Every address in RH2 is within our area for landlord roof surveys. Streets in the area include Smith Road, North Road and Apley Road, all of which we cover. We also cover the places around South Park: Reigate (1 mile north), Sidlow (1 mile south), Irons Bottom (2 miles south), Leigh (2 miles south-west) and Dawesgreen (2 miles south-west). Do you need a landlord roof survey in South Park?

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

Most people get in touch when they’ve noticed something like this:

  • Blocked gutters over flats
  • Damp or stains in top-floor flats
  • Slipped or missing slates and tiles
  • Damaged pots and flaunching

Living close to Castle Grounds is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Before you book any roof surveyor

  • What exactly goes into their report
  • What they will not be able to tell you
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Questions from South Park

How do I find out if my home in South Park is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near Reigate station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

How long is the visit?

That depends on the size and shape of the roof; most visits take an hour or two for a single let house, with blocks of flats taking longer. The written report follows by email.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How the survey works

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours for a single let house, with blocks of flats taking longer. A visit to a smaller place like South Park is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we’re looking at
  • Tell us about any leaks, stains or damp patches you know of

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.
