Local roofs in Sidlow

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you live near a park such as Earlswood Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you live in an older home near Emmanuel Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places such as The Belfry, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Landlord roof surveys for homes and businesses in Sidlow

The lease usually decides who is responsible for the roof and who pays. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you’ve noticed damp or stains in top-floor flats and missing or loose roof coverings, a survey will tell you what’s going on.

Some older homes in villages like Sidlow are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Roof areas we weren’t given access to
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Sidlow questions

Will you come out to Sidlow?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Salfords station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I arrange a landlord roof survey in Sidlow?

The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will recommend the right survey. Surveys run seven days a week.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Leave it or get it looked at?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. In a place like Sidlow, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Take a look at what a roof survey costs and two real surveys.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take between one and two hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Sidlow often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Note where any stains or damp appear
  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors

Advice

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us with the addresses.

What affects the cost of landlord roof surveys

To price your survey, we look at:

  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book
  • Whether it is a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.

What to tell us when you get in touch

A little information up front helps. Please include:

  • The property’s address and postcode
  • When you need the report by
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them

Once you know what you need, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
