What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations or an engineer’s report
  • Confirming asbestos in older roof materials
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • Blocks of flats
  • Converted houses
  • Rented houses

  • Shared roofs
  • Flat roofs on blocks

Landlord roof surveys for homes and businesses in Leigh

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the loft space where there’s safe access. We survey rented houses, gutters and downpipes and shared roofs, and the problems we’re asked to look at most are ponding or splits on flat roofs and chimney stacks in poor repair.

Somewhere as small as Leigh, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What affects the price in Leigh

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to tell us when you get in touch

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know

Roof by roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Signs you need a landlord roof survey in Leigh

Reports of leaks or damp from tenants frequently lead to a survey. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

Typical things we’re asked to look at include:

  • Standing water on a flat roof
  • Cracked or lifting flashings
  • Chimney stacks in poor repair
  • Missing or loose roof coverings

If you let a flat or house near Betchworth station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • Will the report include photos?
  • What experience they bring
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a roof survey includes

Common questions in Leigh

Can a landlord with a rental near Betchworth station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Will you come out to Leigh?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates, but contractors can price from it.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take between one and two hours for a single let house, with blocks of flats taking longer. Around Leigh, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Jot down any questions you want answered

What a landlord roof survey looks like in Leigh

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Burys Court School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near Church of St Bartholomew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
