About our landlord roof survey in Walton-on-Thames

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. If you’re worried about failed flashings at walls and chimneys and leaks into upper flats, a survey will tell you what’s going on, whatever the roof.

Around Walton-on-Thames, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It is useful to mention any shared stacks or gutters when you book.

The report records the let or shared roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for a house, and longer for a block or a building with several roofs. Parking in a town like Walton-on-Thames is typically simple, but tell us if there is a driveway or any restrictions. We look at the roof from the ground and from windows, then from the loft where there’s safe access, and from the roof itself where it is safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller
  • Check the loft hatch can be reached

Walton-on-Thames homes and their roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The Homewood, about 2.5 miles south, is one of the historic houses in the wider area around Walton-on-Thames. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

The streets around a church such as St John are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Sunbury Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What affects the price in Walton-on-Thames

The price reflects the time and kit the roof needs. That comes down to:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Commercial roofs and larger buildings

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Any photos you have, taken from ground level or a window
  • What kind of property and roof it is
  • What’s prompted the survey
  • Where the property is, with the postcode

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or use the contact form.

What we are asked to look at in Walton-on-Thames

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that is happening.

We’re often asked to look at:

  • Parapets and upstands in poor repair
  • Mortar falling from ridges and verges
  • Choked outlets and gutters
  • Ponding or splits on flat roofs

For landlords with property near Walton-On-Thames station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking anyone

  • What the report includes, and whether it has photos
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What happens after the report arrives

Useful tips for Walton-on-Thames property owners

Here are a few things we’d tell any owner:

  • Keep roof outlets and gutters clear
  • Get legal advice on lease responsibilities
  • Don’t wait for a leak to survey the roof
  • File each roof report for future reference

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem typically is.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

FAQs for Walton-on-Thames

Do you carry out roof surveys in Walton-on-Thames?

Yes. We survey roofs across London and South East England, and Walton-on-Thames is part of that. You can ring 07833 053749 or drop us an email with the address and a few details.

Can a landlord with a rental near Walton-On-Thames station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What’s the best way to book?

It is easiest to call 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Confirming asbestos in older roof materials
  • Walls, floors and services beyond the roof
  • Legal advice on leases or service charges

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
