When to book a survey in South Park

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

These are some of the problems a survey can pick up:

  • Bricks with flaking faces
  • Flaunching that has broken away
  • Loose, cracked or missing pots
  • Disused chimneys trapping moisture

For site and facilities teams at buildings such as Sandcross Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • When you will get the report
  • What the report includes, and whether it has photographs
  • Whether the loft is part of the inspection
  • Whether VAT is added on top

What a roof survey includes

About our chimney survey in South Park

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Typical surveys look at mortar washing out of the joints and gaps where the stack meets the roof, on lead flashings, shared and party-wall stacks and chimney breasts.

In a smaller place like South Park, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlords, agents and block managers in South Park

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Checks on boilers, fires or their flues

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

South Park homes and their roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you own a rental within reach of Reigate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as St Luke's are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from South Park

Does a conservation area affect roof work in South Park?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like South Park?

Yes, South Park is on our map. A small place gets exactly the same survey as a big one.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you take photos of the roof?

Yes. Photographs are part of every report.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we’re there. In a smaller place like South Park, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

Why it is worth a survey now in South Park

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. In an older home around South Park, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
