Questions from Buckland
Do you survey roofs for landlords with property near Betchworth station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Does a conservation area affect roof work in Buckland?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you cover Buckland for gutter surveys?
Yes. We survey roofs in Buckland and the rest of Surrey. To book, phone 07833 053749 or use the contact form.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or drop us an email.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
How a gutter survey works in Buckland
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at gutters packed with leaves or moss and cracked or loose downpipes, across eaves gutters, outlets and hoppers and fascias and soffits.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Buckland homes and their roofs
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Anyone responsible for a site like Reigate College will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Common roof problems in Buckland
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.
Look out for signs like these:
- Downpipes that are split or coming away
- Overflowing valley or parapet gutters
- Soffits marked by water
- Blocked outlets and hoppers
Homes near green spaces such as Brockham Limeworks can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Honest limits
To be straight with you, a roof survey has limits:
- Underground drains, which need a CCTV drain survey
- Hidden sections we cannot view safely
- The inside of a downpipe along its whole length

What affects the cost of gutter surveys
All our prices include VAT. The things that change the price are:
- Which survey package you book
- Whether it is a home or a commercial building
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
What to tell us when you contact us
Before you get in touch, it helps to have:
- Pictures of the roof from a safe spot, if you have them
- Any stains, drips or damp patches you’ve seen indoors
- Why you want a survey: buying, a leak, a storm or new work
- The property’s address and postcode
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Buckland, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, you tell us what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- The loft space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Before the survey
- Dig out any old roof reports or invoices
- Jot down any questions you want answered
- Point out any leaks or damp patches

Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
