Gutter survey in Mogador, Surrey
Wondering about the gutter at a property in Mogador? You can book a gutter survey in Mogador and across Surrey.
- Joints that drip after rain
- Water spilling over the gutter edge
- Soffits marked by water
What we do, step by step
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Somewhere like Mogador needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Mention any parking restrictions on your street
- Leave a clear route to the loft
- Have keys ready for side gates, garages or roof access doors

How a gutter survey works in Mogador
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. We survey fascias and soffits, outlets and hoppers and valley gutters, and common reasons people get in touch are leaves and moss blocking gutters and brackets that have dropped or snapped.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

FAQs for Mogador
Is my home in Mogador listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you cover smaller places like Mogador?
Yes, Mogador is on our map. A small place gets exactly the same survey as a big one.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
What does the report include?
A written report with photographs, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so, based on what we can see.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What we look for on each type of roof
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Box and secret gutters
Box and secret gutters frequently cause leaks indoors. We check the outlets, linings and overflows where safe.
What affects the price in Mogador
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
There’s no need for technical words. Just let us know:

What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Local roofs in Mogador
Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For an older house near a landmark like Church of Jesus Christ and the Wisdom of God, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Reigate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Betchworth Quarry and Lime Kilns, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- Keep climbers away from the eaves
- Leave gutter checks at height to someone equipped for it
- Get the gutters cleaned out every year
- Watch for green marks down the brickwork
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of buried drains
- Gutters out of sight from every safe viewpoint
