Gutter surveys for homes and businesses in Kingswood
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey parapet and box gutters, eaves gutters and valley gutters, and people most often book us about gutters overflowing in heavy rain and joints that drip after rain.
Around Kingswood, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Prices for gutter surveys in Kingswood
What a survey costs depends on the time and equipment it needs. The main factors are:
- How big the roof is
- Extra roofs, like extensions, dormers or garages
- Which survey package you book
- The height of the building and how the roof can safely be seen
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before you book.
Helping us price your survey
Before you get in touch, it helps to have:
- Anything about access we should know
- The address and postcode of the property
- The style of property, from a terrace to a block
- Your timetable, such as an exchange date
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Roof by roof
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged for a specialist asbestos surveyor to check.
FAQs for Kingswood
Can a landlord with a rental near Kingswood station book a roof survey?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Is Kingswood within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Can you tell me if my old gutters contain asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
What happens after the survey?
The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, phone 07833 053749 or email us.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for a house, and more on a big or complicated roof. With a bit of garden around a house, as there frequently is around Kingswood, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
- Agree roof access with the managing agent if it is shared

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Get the gutters cleaned out every year
- Note any damp stains below the gutters
- Check for spilling water in a downpour
- Check from ground level or a window, not a ladder
You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.
What a gutter survey looks like in Kingswood
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Fitznells Manor, about 4.6 miles north, is one of the historic houses in the wider area around Kingswood. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around The Ashley Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own one of the older houses in the streets near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Kingswood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Why act early in Kingswood
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. In an older home around Kingswood, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
