How a gutter survey works in Tadworth

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey eaves gutters, outlets and hoppers and fascias and soffits, and common reasons people get in touch are water backing up from a hidden gutter and hoppers and outlets full of debris.

Trees around homes in smaller places like Tadworth drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Surveys for landlords and agents in Tadworth

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Why act early in Tadworth

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it is guesswork from the ground. In an older home around Tadworth, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Why book with us

  • Packages from £150, including VAT
  • Photographs and a written report every time
  • Insured for professional indemnity and public liability
  • An independent look at the roof

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Tadworth, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Before the survey

  • For flats, make sure roof access has been agreed
  • Buyers: confirm access with the estate agent or seller
  • Gather any invoices or paperwork from past roof work

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

How the survey changes by roof type

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Tadworth homes and their roofs

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Fitznells Manor, about 3.9 miles north, is one of the historic houses in the wider area around Tadworth. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Homes near green spaces such as Merland Rise Recreational Ground can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For businesses in and around places like The Ashley Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Tadworth station may find that the gap between tenancies is a good time to have the roof looked at.

What a gutter survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls
  • Pipes below ground level

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and does not.
