Tadworth Flat Roof Survey
Independent flat roof surveys in Tadworth. More than 5,000 surveys completed across London and South East England.
- Edge trims that have lifted or split
- Ponding water that does not drain away
- Blistering in felt or asphalt
How the survey changes by roof type
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.
Flat roof survey in Tadworth: what you get
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. Typical surveys look at raised blisters across the surface and outlets choked with leaves and silt, across EPDM rubber, upstands and outlets and mastic asphalt.
Around a smaller place like Tadworth, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why it’s worth a survey now in Tadworth
A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Tradespeople may need to travel further to a smaller place like Tadworth, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

FAQs for Tadworth
Do you cover smaller places like Tadworth?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you cover Tadworth?
Yes. Our area covers London and the South East, and Tadworth is part of that. You can phone 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
What does ponding on a flat roof mean?
Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or drop us an email with the address.
Do you give a life expectancy for the roof?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Flat and commercial roofs around Tadworth
Fitznells Manor, about 3.9 miles north, is one of the historic houses in the wider area around Tadworth. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you run a business near The Ashley Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Tadworth station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Signs you need a flat roof survey in Tadworth
Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
A survey makes sense if you’ve noticed:
- Water getting in at rooflights
- Outlets that hold water back
- A sagging deck under the covering
- Upstands pulling away from walls
If you own one of the older houses in the streets near Church of the Good Shepherd, flat-roofed rear additions and dormers added over the years are worth checking.
Questions to ask before booking
- What’s outside the scope of the survey
- Whether the loft is part of the inspection
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- When you’ll get the report
What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Being in a smaller place like Tadworth does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Make sure we can get to the back of the property
- Mention any parking restrictions on your street
