About our flat roof survey in Walton on the Hill
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey single-ply membranes, felt flat roofs and GRP fibreglass, and the problems we are asked to look at most are signs of deflection in the roof deck and raised blisters across the surface.
Some older homes in villages like Walton on the Hill are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Signs you need a flat roof survey in Walton on the Hill
The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.
People typically book a survey when they’ve noticed something like this:
- Outlets choked with leaves and silt
- Gaps at upstands and abutments
- Edge trims that have lifted or split
- Water getting in at rooflights
Take a building like Walton-on-the-Hill Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Walton on the Hill questions
Is my home in Walton on the Hill listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Walton on the Hill?
Yes, Walton on the Hill is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What does the report include?
You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
Do you go up onto the roof?
We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Does the report include photographs?
Yes. Photographs are part of every report.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
What this survey cannot tell you
A survey is a careful look at the flat roof, but it cannot do everything. The main limits are:
- A promise that the roof will not leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
- A structural engineer’s assessment of the deck
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Around Walton on the Hill, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Check we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building
- Have any paperwork from past roof work to hand
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

What a flat roof survey looks like in Walton on the Hill
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Fitznells Manor about 5 miles north, Walton on the Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a flat roof over a business is out of sight and out of mind until it leaks. If you own one of the older houses in the streets near Church of St Peter, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
