Flat roof survey in Kingswood
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed water getting in at rooflights and damaged trims at the roof edge, we can find out what’s behind it, whatever the roof.
Around Kingswood, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Kingswood questions
Is my home in Kingswood listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Kingswood?
Yes. Kingswood is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Does the survey cover asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Can I check my roof myself?
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Being in a smaller place like Kingswood does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Let us know about parking near the property
- Make a note of anything you’d like us to look at

How the survey changes by roof type
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Flat and commercial roofs around Kingswood
About 4.6 miles north lies Fitznells Manor, a reminder of how long the area around Kingswood has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
Shop and office owners around The Ashley Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. The streets around a church like Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What we’re asked to look at in Kingswood
A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
We are frequently asked to look at:
- Outlets that hold water back
- Loose or cracked edge trims
- Blistering in felt or asphalt
- Splits, cracks and crazing
Take a building like Tadworth Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Questions to ask before you book
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What the survey will not cover
- Which parts of the roof they’ll actually see
- Their report turnaround times
Practical tips
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Treat rooflights and old sheeting as fragile
- Watch the ceilings below the flat roof for stains
- Keep outlets clear of leaves and moss
- Keep people off the roof unless they need to be there
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.
Why get it checked now?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. In a smaller place like Kingswood, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.
Flat roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
