Flat roof surveys for homes and businesses in Headley
Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you are worried about ponding water that doesn’t drain away and failed upstands where the roof meets a wall, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Headley may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we are asked to look at in Headley
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
People usually book a survey after spotting one of these:
- Splits, cracks and crazing
- A sagging deck under the covering
- Failed upstands where the roof meets a wall
- Ponding water that does not drain away
If you own a rental within reach of Tadworth station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Before booking any roof surveyor
- Which viewpoints they use to see the roof
- Is there a chance to talk the report through?
- Their drone registration, if they fly one
- How long the report takes to arrive
What we look for on each type of roof
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.
Headley: your questions answered
Do you carry out roof surveys in Headley?
We do. The survey and report are the same in Headley as anywhere else.
Do you cover smaller places like Headley?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
How long does the survey take?
It typically takes an hour or two for most houses, and more on a big or complicated roof. You’ll then get the report by email, on the timescale of your package.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
What’s the best way to book?
Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
What else we do in Headley
Local flat roofs in Headley
In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Polesden Lacey, about 4.5 miles south-west, show how far back building in the area around Headley goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you live in an older home near Church of St Mary the Virgin, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you run a business near The Ashley Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.
Headley is about 2 miles south-east of Ashtead, in Surrey. Wherever you are in Headley, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. We cover towns and villages across Surrey, from the larger towns to small villages. We also survey roofs in Crawley.
Surveys in KT18 are booked the same way as anywhere else. If you need a flat roof survey at a property on Tilley Lane, Cunliffe Close and Lee Green or anywhere close by, we can survey it. Other places close to Headley include Walton on the Hill (2 miles east), Tadworth (2 miles north-east), Box Hill (2 miles south), Lower Kingswood (3 miles east) and Kingswood (3 miles east). Further out, we also cover Guildford (13 miles west), Woking (13 miles west), Epsom (4 miles north), Horley (9 miles south-east), Redhill (6 miles south-east) and Ewell (5 miles north).
Landmarks near Headley

Honest limits
A survey is a careful look at the flat roof, but it cannot do everything. The main limits are:
- Structural calculations, which need a structural engineer
- Hidden layers beneath the covering
- A fixed date for when the roof will need replacing
If in doubt, ring 07833 053749 or email us and we will point you to the right survey. The full list of what we check.
What we look at
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Headley needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- If you are buying, check with the agent that we can get in
- Gather any invoices or paperwork from past roof work
