Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the let or shared roof, which helps you plan work between tenancies.

Landlord roof surveys for homes and businesses in Tadworth

The lease typically decides who is responsible for the roof and who pays. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey rented houses, gutters and downpipes and converted houses, and the problems we are asked to look at most are worn ridges, hips and verges and parapets and upstands in poor repair.

In a smaller place like Tadworth, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for a house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. With a bit of garden around a house, as there frequently is around Tadworth, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered

Why get it checked now?

An independent report helps when owners need to agree on roof work. Without a survey, it’s one opinion against another. Tradespeople may need to travel further to a smaller place like Tadworth, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Why book with us

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

FAQs for Tadworth

Do you cover smaller places like Tadworth?

Yes. Tadworth is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Tadworth station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Confirming asbestos in older roof materials
  • Roof areas we weren’t given access to

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats
  • Converted houses
  • Shared roofs

What a survey costs

Prices always include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone
  • House, block, shop or office

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Dates you are working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

To book a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Roofs, chimneys and gutters in Tadworth

Fitznells Manor, about 3.9 miles north, is one of the historic houses in the wider area around Tadworth. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for example near The Ashley Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Tadworth station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of the Good Shepherd, its chimney, valleys and lead work are likely to be the parts that need attention first.
