Chimney survey in Tadworth

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you are worried about lifted or split lead flashings and spalled or crumbling bricks, we can find out what’s behind it, on chimney pots and cowls, flaunching and shared and party-wall stacks alike.

In a smaller place like Tadworth, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Your questions about chimney surveys in Tadworth

Does a conservation area affect roof work in Tadworth?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

I let a flat near Tadworth station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Leave close inspection to people with safe access
  • Check your stacks from ground level after strong winds
  • Keep the report to compare against at the next survey
  • Have brackets on the chimney checked

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Different roofs, different checks

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for most homes, a little longer where there are several stacks. Being in a smaller place like Tadworth doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Buyers: confirm access with the estate agent or seller
  • Find any records of previous roof work

Advice

Roofs, chimneys and gutters in Tadworth

Fitznells Manor, about 3.9 miles north, is one of the historic houses in the wider area around Tadworth. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a shop, office or commercial unit, for example near The Ashley Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take an older house close to Church of the Good Shepherd: its chimney, valleys and lead work are likely to be the parts that need attention first.

Why act early in Tadworth

If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. In an older home around Tadworth, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Common roof problems in Tadworth

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

We’re often asked to look at:

  • Flaunching that has broken away
  • Loose, cracked or missing pots
  • Unused flues sealed without airflow
  • A stack that appears to lean

Living close to Merland Rise Recreational Ground is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What to check before booking

  • Is there a chance to talk the report through?
  • When you will get the report
  • What’s outside the scope of the survey
  • Whether you get a written report with photos

What to expect from a roof survey

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
