Landlord roof surveys for homes and businesses in Walton on the Hill

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We are often asked to look into leaks into upper flats and failed flashings at walls and chimneys, across converted houses, rented houses and flat roofs on blocks.

In a village or hamlet like Walton on the Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

How we price landlord roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • How big the roof is

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Booking your survey

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Any deadline, such as an exchange date

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Walton on the Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

How to book

Walton on the Hill questions

Do you survey roofs for landlords with property near Tadworth station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.

Will you come out to Walton on the Hill?

Yes. Walton on the Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Can we use the survey to plan a roof budget?

Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.

How do I book a survey in Walton on the Hill?

To arrange a survey, phone 07833 053749 or email us and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Roofs, chimneys and gutters in Walton on the Hill

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Walton on the Hill has a long history of building, with Fitznells Manor about 5 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a building such as Walton-on-the-Hill Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Peter: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Signs you need a landlord roof survey in Walton on the Hill

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

We are frequently asked to look at:

  • Leaking joints at party walls
  • Worn ridges, hips and verges
  • Blocked gutters over flats
  • Chimney stacks in poor repair

Landlords with a home close to Tadworth station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • What exactly goes into their report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

Leave it or get it looked at?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work so you know what you are asking contractors to price. Where a roof is exposed, as many are in small places like Walton on the Hill, driving rain gets into any weakness, and damp in older walls is slow to dry out.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
