Ashtead Landlord Roof Survey
Wondering about the let or shared roof at a property in Ashtead? We carry out landlord roof surveys in Ashtead and across Surrey.
- Parapets and upstands in poor repair
- Chimney stacks in poor repair
- Gutters overflowing onto walls
Signs you need a landlord roof survey in Ashtead
Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.
Common reasons to book include:
- Leaks into upper flats
- Blocked gutters over flats
- Mortar falling from ridges and verges
- Parapets and upstands in poor repair
The streets around a church such as St George's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Questions to ask before booking
- Whether they hold professional indemnity and public liability insurance
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is in the quoted price
- What experience they bring
How a landlord roof survey works in Ashtead
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey blocks of flats, gutters and downpipes and rented houses, and common reasons people get in touch are parapets and upstands in poor repair and failed flashings at walls and chimneys.
In a town like Ashtead, older houses with slate or clay tile roofs usually sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How we price landlord roof surveys
Not every roof costs the same to survey, and it comes down to:
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
A little information up front helps. It helps to include:
- Where water is showing inside, if it is
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Access details, like a loft hatch or a shared roof
To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. In Ashtead, parking is rarely complicated, though it helps to know about driveways or restrictions. The inspection covers what can be seen safely from outside, from windows and from the roof space, and from the roof itself where it is safe.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you in advance.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
Preparing for the visit

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What we can’t see
In fairness, a roof survey has limits:
- A full building survey of every part of the property
- Legal advice on leases or service charges
- Areas behind locked flats or blocked hatches
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Ashtead questions
Do you cover Ashtead?
Yes, Ashtead is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or send us an email and let us know about the property.
Can a landlord with a rental near Ashtead station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.
Can you survey a shared roof on a terrace or converted house?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.
What does a roof survey cost?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
Do you look in the loft space?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Why get it checked now?
Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you are asking contractors to price. Blocked gutters and downpipes on homes in Ashtead overflow onto walls. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Landlord roof surveys in Ashtead: local notes
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.7 miles north-east lies Fitznells Manor, a reminder of how long the area around Ashtead has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Homes near green spaces such as Ashtead Park can get more leaves in their gutters in autumn. Shop and office owners around The Ashley Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
