Thermal Roof Survey in Ashtead
Thermal roof surveys in Ashtead, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Cold spots on ceilings under the roof
- Wet insulation beneath the membrane
- Leaks far from where the stain appears
What a thermal roof survey looks like in Ashtead
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
The streets around a church such as St George's Church are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for example near The Ashley Centre, a commercial roof can be photographed from above without anyone walking on it.

How a thermal roof survey works in Ashtead
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. Common reasons to book are areas of a flat roof that may hold water and damp around roof outlets and upstands, on pitched roof slopes, insulated roof spaces and ceilings below the roof.
Before any drone flight in a town like Ashtead, the airspace is checked on the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. We take care over neighbours’ privacy. In the open category, flights stay under 120 m (400 ft) with the drone in sight.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.
What we are asked to look at in Ashtead
On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.
People typically book a survey when they’ve noticed something like this:
- Wet areas near outlets and upstands
- Areas losing heat at the eaves and junctions
- Missing or slipped insulation
- Damp around chimneys and parapets
If you look after a building like Parsons Mead School, thermal images can show where wet insulation sits under a big flat roof.

Why act early in Ashtead
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. In a family home in Ashtead, a small roof fault lets water into places you can’t see, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Common questions in Ashtead
Is Ashtead in the area you cover?
Yes. We cover the whole of London and South East England, and Ashtead is part of that. You can phone 07833 053749 or email us with the address and some details.
Is there anything to prepare before you come to Ashtead?
Mostly, it’s about access: the loft hatch, any locked gates and where to park in Ashtead. Tell us about known leaks or past repairs as well.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What’s the best way to book?
To arrange a survey, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Will the camera show exactly where the water is?
Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
The survey, step by step
Every roof is different, but as a rough guide the survey takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we are there. A survey in Ashtead needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photos and our recommendations.
How to prepare
- Keep pets out of the way during the survey
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller

Different roofs, different checks
GRP fibreglass roofs
Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.
Parapets, valleys and junctions
Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
