Roof surveys in KT21

Roof surveys across KT21: what to expect

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, chimney stacks and clay and concrete tiles, and the problems we are asked to look at most are condensation or damp timbers in the loft and crumbling chimney pointing or cracked flaunching.

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, or half a day or so for a commercial building.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

How our prices work

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What you get with us

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent look at the roof

Homes and roofs across KT21

Homes across KT21 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in KT21 are where it normally shows.

Ashtead: If you look after a shop, office or commercial unit, for instance near The Ashley Centre, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Parsons Mead School, a written record of a large roof helps plan work for the holidays rather than in term time.

Roof by roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Natural slate

Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed.

Before booking any surveyor

  • Their report turnaround times
  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • Will they check the loft as well as the outside?

Surveys for landlords and agents in KT21

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

What a survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up

Questions from KT21

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
