Chimney survey in Ashtead: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey chimney pots and cowls, lead flashings and brick chimney stacks, and common reasons people get in touch are gaps in the mortar around the pots and damaged chimney pots and cowls.

Ashtead mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Chimney surveys in Ashtead: local notes

With Fitznells Manor about 3.7 miles north-east, Ashtead sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If your house is among the older ones in the streets near St George's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Shop and office owners around The Ashley Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Ashtead station, a dated record of the roof is useful when planning maintenance across a let.

Common questions in Ashtead

Do you carry out roof surveys in Ashtead?

Yes. We work right across London and the South East, and Ashtead is part of that. You can phone 07833 053749 or use the contact form with the address and a few details.

Do you survey roofs for landlords with property near Ashtead station?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

How much is a survey?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Should a redundant chimney be removed?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

How the survey changes by roof type

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Keep the report to compare against at the next survey
  • Do not use a ladder to reach the stack yourself

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

How we price chimney surveys

We confirm the price for the job before booking. These are the things that affect it:

  • Building height and the viewpoints available
  • Which survey package you book
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report is not charged as an extra. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you get in touch

The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:

  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • The address and postcode of the property

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Semi-detached and terraced homes in a town like Ashtead often share a roof line with the neighbours, so we look at what can be seen of the shared parts from your side. It is useful to know about previous repairs, leaks or recent work.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.
