What affects the price in Margery
We confirm the price for your survey before booking. These are the things that affect it:
- Extra roofs, like extensions, dormers or garages
- Basic, Standard or Premium
- The roof’s overall size
- Whether it’s a home or a commercial building
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
Booking your survey
To price your survey accurately, we will ask about:
- Access details, like a loft hatch or a shared roof
- What kind of property and roof it is
- Your timetable, like an exchange date
- Photos of the roof, taken safely from ground level or a window
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Gutter survey in Margery
Gutters are normally fixed to fascia boards, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed sagging gutters and loose brackets and leaking or loose downpipes, a survey will tell you what’s going on, on downpipes, parapet and box gutters and outlets and hoppers alike.
Some older homes in villages like Margery are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

For landlords and managing agents
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
What we do, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Margery frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
How to prepare
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
- Tell us about any leaks, stains or damp patches you know of

Advice
Checking the roof from the ground
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Roof by roof
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.

What a gutter survey looks like in Margery
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For landlords with property near Reigate station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Castle Grounds shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Margery: your questions answered
Will you come out to Margery?
Yes, Margery is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Margery listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, call 07833 053749 or drop us an email.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Can you tell me if my old gutters contain asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Are hidden gutters like valleys and box gutters included?
Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it is safe and a drone where it applies.
When to book a survey in Margery
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.
Things that often lead to a survey include:
- Soffits marked by water
- Leaves and moss blocking gutters
- Gutters overflowing in heavy rain
- Overflowing valley or parapet gutters
For an older house near a landmark like Church of Jesus Christ and the Wisdom of God, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
