New roof snagging near Kingswood

New roof snagging in Kingswood: what you get

Roof work often leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. It is easier to raise them while the job is fresh. We survey replacement roofs, new-build homes and ridges and verges, and common reasons people get in touch are ridge and hip tiles not properly fixed and flashings not properly dressed or fixed.

In a smaller place like Kingswood, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a careful look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Landlord and commercial surveys in Kingswood

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Your questions about new roof snagging in Kingswood

How do I find out if my home in Kingswood is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Kingswood in the area you cover?

Yes. We work right across London and South East England, and Kingswood is part of that. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

How long does new roof snagging take?

A visit normally takes about 1–2 hours for most homes, depending on how much new work there is to check. We will give you an idea when you book.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we look for on each type of roof

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles where we can see them.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it’s visible.

How the survey works

The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for most houses, and about three to four hours for a commercial roof. Parking around Kingswood is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. We send a report with photos of each snag.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Agree roof access with the managing agent if it’s shared
  • Keep pets out of the way during the survey

How to book

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Advice

Common roof problems in Kingswood

Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before the job is closed.

Here are some of the things we see frequently:

  • Ridge and hip tiles not properly fixed
  • Verge tiles or slates not secured
  • Gutters blocked by building debris
  • Underlay ending short at the eaves

The streets around a church like Church of St Andrew are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • What they will not be able to tell you
  • Whether the loft is part of the inspection
  • Whether VAT is added on top
  • How soon the report will arrive

What to expect from a roof survey

Buying a home or a new roof in Kingswood

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Fitznells Manor, about 4.6 miles north, is one of the historic houses in the wider area around Kingswood. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Kingswood station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
