New roof snagging in Tadworth: what you get

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. We survey flashings and valleys, loft conversions and dormers and new-build homes, and common reasons people get in touch are loose flashings at walls or chimneys and missing or blocked roof ventilation.

Bungalows, chalet bungalows and older cottages are common in smaller places like Tadworth, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Tadworth. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours at a typical home, and more on a big or complicated roof. Being in a smaller place like Tadworth does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Local roofs and buyers in Tadworth

Historic houses such as Fitznells Manor, about 3.9 miles north, show how far back building in the area around Tadworth goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Tadworth station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Do you need new roof snagging in Tadworth?

Flashings at walls and chimneys often need attention. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

Here are some of the things we see often:

  • Untidy or loose verge details
  • Offcuts and broken tiles left behind
  • Gutters or fascias damaged during the job
  • Tiles or slates sitting out of line

If you live in an older home near Church of the Good Shepherd, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

  • How big the roof is

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Dates you are working to, like exchange
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors

Tadworth: your questions answered

Does a conservation area affect roof work in Tadworth?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover Tadworth?

Yes. Our area covers London and South East England, and Tadworth is part of that. You can ring 07833 053749 or drop us an email with the address and some details.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you check every nail and clip?

No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Areas out of view from every safe vantage point
  • Deciding who is at fault in a disagreement
  • How the roof will perform for years to come

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.
