Bunce Common questions

Will you come out to Bunce Common?

Yes, Bunce Common is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you carry out roof surveys in Bunce Common?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.

How long does new roof snagging take?

It usually takes about 1–2 hours for most homes, depending on how much new work there is to check. We will give you an idea when you book.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you go up on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How new roof snagging works in Bunce Common

Our snagging inspections cover Bunce Common and the rest of London and South East England. Time on site normally takes between one and two hours for most homes, depending on how much new work there is to check. We inspect as far as it’s safe to see including by drone where applicable. You then get a written report with photographs. We inspect on weekdays and at weekends. We survey ridges and verges, new flat roofs and flashings and valleys, and people most often book us about flashings not properly dressed or fixed and offcuts and broken tiles left behind.

Some older homes in villages like Bunce Common are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Bunce Common can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • If you are buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

What to expect from a roof survey

New roof snagging in Bunce Common: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church like Church of St Bartholomew are frequently among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What happens if roof problems are left?

A defects or warranty period doesn’t last for ever. A snagging inspection before then leaves time to act. Where a roof is exposed, as many are in small places like Bunce Common, driving rain gets into any weakness, and damp in older walls is slow to dry out.

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
